Fort Collins Housing and What We See

The neighborhoods around Old Town and Colorado State University include some of the oldest homes in the city, where we find original wiring, two-prong outlets, small panels and rentals with years of add-on circuits. Further south and east, newer subdivisions bring different calls: full panels when owners add an EV charger, heat pump or basement finish. Homes built or rewired from about 1965 to the mid-1970s may have aluminum branch wiring, which the U.S. Consumer Product Safety Commission has flagged as a fire risk at connections.

Related: panel upgrades, rewiring, smoke and CO alarms.

Permits in Fort Collins

The City of Fort Collins Building Services office (281 N. College Ave.) issues electrical permits. Its electric permit covers outlets, panels, wiring, repairs, lighting, hot tub circuits and residential EV chargers. The City also notes that replacing an outlet or adding a new light location needs a permit, while swapping a fixture in the same location with one of the same or lower wattage generally does not. We pull the permit and schedule inspections.

Fort Collins Utilities

Electric service in the city comes from Fort Collins Utilities, the city-owned utility. Service upgrades and new meters are coordinated with them, and we handle that as part of the job. See EV charger installation in Fort Collins, generator installation in Fort Collins and landscape lighting.

Your fix plus a full safety check

Every visit includes the repair, installation or service you called us for, plus the $89 Eggers Safety Inspection: a licensed electrician diagnoses the problem and does our 8-point Eggers Safety Inspection (not a city permit inspection): we verify grounding and bonding, spot-check outlets and switches, and visually check the panel, GFCI protection, smoke and CO alarms, visible wiring, exterior electrical and whole-home surge protection. You get a written price before work starts, and the $89 is credited toward your job when you go ahead. Call 7 days, 7am–8pm; office hours are Monday–Friday, 7:30am–4pm.

Common electrical questions from Fort Collins homeowners

Fort Collins has many older homes near Old Town and CSU, alongside newer subdivisions, and we work in both every week.

Repairs in Fort Collins homes

Can my Fort Collins home handle a Level 2 EV charger?

A load calculation tells us. It may show you can add a charger as is, with a load-management device, or with a charger set to a lower current. A subpanel adds breaker space, but not more total power.

What are my options for two-prong outlets?

Run a ground to the outlet, or add GFCI protection and label it “GFCI Protected” and “No Equipment Ground.” A three-prong outlet on an ungrounded circuit without GFCI is unsafe, and cheater adapters don’t ground anything.

Upgrades for Fort Collins homes

When does a Fort Collins home need a panel upgrade?

Common signs are frequent tripping, no open breaker spaces, an old fuse box, double-tapped breakers, or plans for an EV charger, heat pump or hot tub. A load calculation confirms it, and replacing service equipment now requires a surge protector.

Is a warm outlet normal?

No. A dimmer can feel slightly warm, but a warm outlet is not normal. Unplug what’s in it, turn off the breaker if it’s safe to do so, and call us. If you see smoke or flames, get out and call 911.

What our neighbors say

400+ Google reviews
“Our tech Clint was courteous and professional and was able to come out the day after our call. More importantly he fixed the problem! We had an issue of multiple lights and switches not working after a swap of ceiling fixtures. Two other electricians- 1 a large outfit and 1 an independent - could not resolve it. We are extremely happy!”

What does the $89 Eggers Safety Inspection include?
A licensed electrician looks at the problem you called about and does our 8-point Eggers Safety Inspection (an in-home safety check, not a city or county permit inspection). We check your main grounding and bonding connections, and visually check the parts we can see and safely reach: the electrical panel, GFCI protection, smoke and CO alarms, visible wiring, exterior electrical, and whole-home surge protection. We spot-check outlets and switches, or check them more closely if you have had problems with them. Each of the 8 points is marked Pass or Needs Attention, with notes and any recommended improvements, plus a written price before work starts. It is not a code certification, a home inspection or a permit inspection, and it can't find every problem hidden inside walls. The $89 is credited toward your job when you go ahead.
