Wiring and rewiring guide for older Northern Colorado homes

What older wiring looks like, when rewiring makes sense, and how we keep the mess and the cost down.

Knowing what you have

What kinds of older wiring do you find?

In Loveland, Fort Collins and nearby towns we see cloth-covered wiring, ungrounded two-wire circuits, and wiring that’s been added onto over the years without a plan. Some local homes built from about 1965 to the mid-1970s have aluminum branch wiring. Some of it is fine for now and some isn’t. We tell you which is which.

What are warning signs I shouldn’t ignore?

Warm or discolored outlets and switches, burning smells, buzzing, lights that flicker when something else turns on, breakers that trip often, and outlets that don’t hold a plug. Stop using the outlet or circuit and call us.

Do I need to rewire the whole house?

Not always. Many homes need only part of the wiring replaced, such as the kitchen, bathrooms, or a few circuits that show damage. We look at the whole system first, then give you options, from the must-fix items to a full rewire, each with a written price.

How the work gets done

How do you rewire with walls closed?

We route new wire through attics, basements and crawl spaces whenever we can and use small access holes where we can’t. Patching and painting are usually separate, and we explain up front where openings will be.

Will rewiring need a permit?

Yes. Rewiring needs a permit and inspection from your city, county or, in some areas like Estes Park, the state electrical board. We pull the permit and schedule the inspections. We can pull permits in Estes Park and Johnstown, as well as Loveland and the rest of our service area.

Can I stay in the house during a rewire?

Most families do. We work room by room and restore power at the end of each day whenever we can. We’ll tell you ahead of time about any day you’ll be without power for longer.

Serving Loveland, Fort Collins and Northern Colorado · 970-669-1883

Do you rewire homes in Loveland and Fort Collins?
Yes. Eggers Electric handles home wiring and rewiring projects in Loveland, Fort Collins and across Northern Colorado.
How do I know if my home needs rewiring?
Warning signs include frequently tripping breakers, flickering lights, warm or discolored outlets, buzzing switches, and a burning smell. Older homes are also worth having inspected.
Can you add outlets or circuits without rewiring the whole house?
Often, yes. Many homes just need new circuits or outlets added where they're needed. We'll recommend the right scope during the visit.
Do you replace two-prong outlets?
Yes. Depending on your wiring, we can add an equipment ground; install a GFCI receptacle labeled 'No Equipment Ground'; or add GFCI protection for downstream outlets labeled 'GFCI Protected' and 'No Equipment Ground'. Computers and surge protectors still need a true ground.
Do remodel circuits need a permit?
New or extended circuits in a remodel need a permit and generally have to meet current AFCI and GFCI requirements.
Is knob-and-tube wiring safe?
Knob-and-tube wiring is found in many homes built before the 1940s. It has no ground wire, its insulation can become brittle, and it has often been altered over the years or buried in building insulation, which is unsafe. Many insurers ask about it. We inspect it and recommend repairs or replacement.
Is aluminum wiring dangerous?
Some local homes built from about 1965 to the mid-1970s have aluminum branch wiring, which the U.S. Consumer Product Safety Commission has flagged as a fire risk at connections. We check what you have first and talk through rewiring options with you.
How much does rewiring cost?
On every visit, a licensed Eggers electrician handles the job you called about and runs our full Safety Inspection. There's a $89 service charge — and it is credited toward your job if you move forward. The 8-point electrical safety check includes an estimate or troubleshooting. Rewiring costs vary by home, so we give you a quote before any work begins.
Is wiring work covered by a warranty?
Our workmanship is warranted for 1 year from the date of service. Parts carry the manufacturer's warranty. If something we installed fails under normal use, call us at 970-669-1883 and we'll come back and make it right. Full terms are on your invoice.
How do I schedule a wiring inspection or estimate?
Call 970-669-1883 or click Schedule Service. Call us 7 days a week, 7am–8pm.
Should I update wiring before a remodel?
It’s the best time to do it. When walls and ceilings are already open, replacing old wiring and adding circuits is simpler and usually costs less than doing it later. We look at the rooms being remodeled and tell you what’s worth updating while things are open.
How long does it take to rewire a house?
It depends on the size of the home, how easy it is to reach the walls and ceilings, and how much is being replaced. A few circuits can take a day; a whole house takes longer. You get a timeline with your written price.
