Tenant finishes

Electrical for a new or changing suite: outlets, lighting, circuits and switches laid out for how you’ll use the space.

Office remodels

Workstation power, conference rooms, break rooms and updated lighting.

Retail and shop spaces

Display and track lighting, and circuits for equipment and signs. Your sign company supplies and installs the sign; we provide the circuit, disconnect and hookup.

Lighting design and upgrades

LED fixtures, dimming and sensors that fit the new layout. New or remodeled lighting often has to include automatic controls; we’ll make sure yours meets local energy rules.

Panel and subpanel work

A new subpanel or panel for the space, and added service capacity when the load calculation shows it’s needed.

We pull the electrical permit and schedule the electrical inspections, and coordinate with your contractor on the building permit.

What is a tenant finish?

A tenant finish is the build-out of a commercial space for a new or current tenant. On the electrical side that usually means new outlets, lighting, circuits and sometimes panel work, laid out for how the space will be used.

Do you work with general contractors?

Yes. We can work with your general contractor or directly with you as the business owner or property manager. We’re a Colorado-licensed electrical contractor and can provide proof of license and insurance on request.

When should we involve the electrician?

During design, before the layout is final, so panel capacity, circuits, lighting and data locations are planned instead of changed later.

Who handles permits and inspections?

We pull the electrical permit and schedule the electrical inspections. For most tenant finishes there’s a plan review before the permit is issued, an inspection of the new wiring before walls and ceilings are closed, and a final inspection when the work is done. Some jobs need extra inspections; we’ll schedule those too. Most tenant finishes also need a building permit and plans, usually handled by your general contractor, architect or owner; we’ll coordinate with them.

Do we need drawings for a tenant finish permit?

Most tenant finishes need permit drawings. Your architect or designer prepares them, and we coordinate the electrical scope and inspections.

Can you work around our business hours?

Yes. We plan the schedule with you so the work disrupts your business as little as possible.

What size projects do you take on?

We focus on light commercial work, like offices, retail shops, studios and small business suites. Tell us about your project and we’ll let you know if it’s a fit.

How much does a tenant finish or remodel cost?

Every building is different, so every visit includes the repair, installation or service you called us for, plus the $89 Eggers Safety Inspection. A licensed electrician looks at your space and your project and gives you an upfront price before any work starts. The $89 is credited toward the job if you move forward.

Do we need landlord approval?

If you lease the space, many leases require the landlord’s written approval before electrical work starts. Check your lease, and we can provide a scope and price for the landlord to review.
